A luxury high-rise apartment building in historic downtown Chicago suffered a major water loss after a hot-water supply line burst above a top-floor unit. Water traveled through ventilation shafts for 11 floors before the line could be shut off, impacting more than 40 apartments with varying levels of damage.
The scope of the loss extended well beyond visible damage, affecting shared systems, finishes, and tenant habitability across multiple floors. With so many units involved, accurate documentation and strategic claim management were critical to achieving a fair outcome.
Shortly after the loss, a local mitigation company proposed handling both mitigation and reconstruction—without involving the insurance carrier.
